"Broadly speaking there are three types of programs. Grants, loans, and downpayment assistance. All states offer state loans that parallel federal loans, and some kind of down payment assistance as a second mortgage. They all have different minimums and maximums and those terms change over time. Home buyer education is almost always required. Unless otherwise noted, you must live in the state where you get the loan, you must live in the property (owner occupied), it cannot be a rental, and each loan has a different definition of “first-time homebuyer” so confirm your eligibility with your lender."
